There’s new construction activity at 220th Street Southwest and Highway 99 as the southwest corner of the WinCo parking area prepares to become home to several yet-to-be identified new retail shops.
The developer, MPGX Properties LLC, is constructing a 6,162- square-foot, single-story retail shell building and related site improvements. The space formerly comprised several surface parking stalls and associated landscaping.
The building permits require the developer to provide landscaping and to include architectural features including “a distinct top featuring a corniced roof line with a parapet to screen mechanical equipment, and a base which uses different materials and colors to create distinct tenant spaces.”
The development was made possible by a zoning change recommended by the Edmonds Planning Board and approved by the City Council late last year. The change removed a contract rezone in place since the Top Food store opened in 1990 that limited development of the site in response to concerns about traffic and related impacts to single family homes, which are no longer there.
